Who actually controls the RMC
The company is run from a third-party address by the same two people for 27 years — a landlord / managing-agent vehicle in practice, not a residents' company. Establish who the directors are, whether any leaseholder can join the board, how directors are appointed and removed, and who signs off spending. Ask for three years of service-charge accounts and the s20 history: £3,400/yr with no sinking fund is a very different proposition to one with a healthy reserve.
Owner-occupier vs let ratio
Establish how many of the ~20 units are owner-occupied vs let. A heavily-tenanted block affects lender appetite, RMC engagement and your eventual buyer pool — the key question given the area's ~13% owner-occupation.

Where the price sits
